Why should I seal my driveway?

Sealing your driveway prolongs its life significantly. It protects the asphalt from the elements, slows the breakdown of the binding agents, and keeps your driveway looking great for years longer than an unsealed surface.

What is my asphalt driveway made from?

What happens if I don't seal my driveway?

Over time, the bitumen evaporates out of the asphalt and wears off the surface. As the asphalt dries out, sand begins to loosen and work its way out, followed by the stone aggregate — leaving a pock-marked, deteriorating surface that becomes increasingly expensive to repair.

What are the different types of driveway sealer?

There are two main types: water-based sealers, which are available at hardware stores like Home Depot for DIY application, and oil-based sealers, which are used by professional asphalt contractors like Andy’s.

Which sealer is better — water-based or oil-based?

Oil-based sealer is the superior product. It contains the same chemical properties found in the asphalt itself, making it flexible year-round and far less likely to crack. Oil-based sealer is absorbed into the top layer of the asphalt, acting as a binder for the sand and stone components and prolonging the life of your driveway. There are no water-based products in asphalt — oil-based is the original formula.

Is the sealer shiny after application?

Yes — when first applied, the sealer has a shiny finish. Depending on sunlight, dust, and traffic levels, it will transition to a flat black appearance within 3 to 4 weeks.

Will sealing my driveway stop it from cracking?

Sealing won’t completely prevent cracks, but it significantly reduces the rate at which they appear by keeping the asphalt flexible and protected from the elements.

How long does driveway sealer last?

Depending on your environment and traffic levels, sealer lasts 2 to 3 years. Even when it has mostly worn off the surface, it remains in the top layer of asphalt, continuing to protect from below.

How often should I seal my driveway?

We recommend sealing every 2 to 3 years for optimal protection and appearance.

Does driveway sealing come with a guarantee or warranty?

We don’t offer a formal warranty, but we stand behind our work 100%. If there is ever a problem, we will return to fix the issue or re-spray the driveway at no charge to you.

Do you do driveway repairs?

Yes. We perform small asphalt repairs using cold patch product and cold pour crack filling for residential driveways.

How many coats of sealer do you apply?

We apply one coat — and that’s all that’s needed. More is not better. One coat is the industry standard recommendation, and it’s how all our jobs are quoted.

How long does driveway sealer take to dry?

The sealer is dry to the touch approximately 20 minutes after application. You can walk on it after about 6 hours. For vehicle traffic, we recommend waiting 24 to 48 hours to allow proper curing.
